1. Rentals and Check-in / Check-out Policy

The minimum length of stay varies depending on the accommodation booked and may range from one (1) to seven (7) nights.

Unless otherwise agreed in writing, check-in is available from 4:00 PM on the day of arrival and check-out must take place by 10:30 AM on the day of departure. Different times may apply if expressly indicated in the booking confirmation.

Guests are requested to inform Comolac or the property manager as soon as possible in case of delayed arrival.

2. Mandatory Guest Registration (Italian Law)

In accordance with Article 109 of the Italian Public Security Act (Testo Unico delle Leggi di Pubblica Sicurezza), all guests staying at the accommodation are required to provide valid identification.

Guest details must be communicated to the local police authorities (Questura) within 24 hours of arrival. To comply with this legal obligation, guests may be requested to register via an authorized digital check-in platform or to present a valid passport or national identity card upon arrival.

Failure to comply with this mandatory requirement may result in the cancellation of the reservation without refund.

By confirming the reservation, the guest expressly acknowledges and accepts this legal obligation.

3. Rates

All rates are expressed in Euro (€) and include applicable taxes, unless otherwise specified. Any additional charges (such as cleaning fees, tourist tax, or optional services) will be clearly indicated during the booking process.

4. Payment Policy

Unless otherwise specified in the booking confirmation:

• 30% of the total reservation amount is due at the time of booking;

• The remaining balance must be paid no later than 21 days prior to arrival.

A cleaning fee (amount depending on the accommodation) and a security deposit equal to 20% of the total booking amount may be required.
The security deposit will be refunded within seven (7) days after check-out, by bank transfer, provided no damage or additional charges are identified.

5. Availability and Prices

All offers are subject to availability and confirmation. Prices and information published on the website are provided in good faith; however, Comolac shall not be held liable for obvious errors or omissions.

Confirmed reservations will not be affected by subsequent price changes.

6. Security Deposit

Where applicable, a security deposit must be paid as indicated during the booking process or in the voucher. The property owner or manager reserves the right to deny access to guests who fail to pay the required deposit.

In the event of damages, additional cleaning, excessive utility consumption, or other costs not included in the rental price, the relevant amounts may be deducted from the deposit. Any remaining balance will be returned to the guest after verification of the property’s condition.

7. Number of Guests

Each accommodation has a maximum occupancy limit, as indicated on the accommodation page. This limit must not be exceeded under any circumstances.

Only guests declared at the time of booking are permitted to stay at the property. Any changes, substitutions, visits, or events must be communicated in advance and expressly approved by Comolac and/or the property owner. Unauthorized guests may result in cancellation of the booking without refund.

8. Services and Utilities (Included)

Unless otherwise expressly stated in the accommodation description or booking confirmation, the rental price includes standard utilities and services, such as electricity, heating, air conditioning, water consumption, and normal internet access.

Any services or utilities not included in the rental price, as well as any additional or optional services, will be clearly specified prior to booking or in the booking confirmation.

The use of high-consumption electrical devices (such as electric vehicles or similar equipment) is not permitted unless expressly agreed in advance with Comolac or the property manager.
 

9. Pets

Pets are not permitted in any of the accommodations offered by Comolac.

Bringing pets into the property is strictly prohibited. In the event that a guest introduces a pet without prior authorization, Comolac reserves the right to deny access to the accommodation or to terminate the stay without refund and to charge additional cleaning or damage costs, where applicable.

10. House Rules, Cleaning and Maintenance

The accommodation is delivered clean, tidy, and in good working order. Guests are required to leave the property in a reasonable state of cleanliness.

Final cleaning fees do not include waste disposal unless expressly stated. Failure to comply may result in additional charges.

The owner or authorized personnel may access the property, with prior notice where possible, for maintenance, safety, or urgent repairs.

11. Swimming Pools and Outdoor Areas

Where applicable, swimming pools and gardens are used at the guest’s own risk. Guests are required to supervise children and non-swimmers at all times.

Pool availability may be seasonal and subject to weather or maintenance conditions.

12. Internet Access

Internet access, where provided, is offered without guarantee of speed or uninterrupted service. Comolac shall not be held liable for temporary interruptions or performance limitations.

13. Tourist Tax

Where applicable, a tourist tax is imposed by the local municipality in accordance with Italian law. The amount, exemptions, and payment method will be specified during the booking process and must be paid as indicated.

14. Intellectual Property

All content on this website, including text, images, logos, and trademarks, is the exclusive property of Comolac. Any reproduction or use without prior written consent is strictly prohibited.

15. Applicable Law and Jurisdiction

These Terms and Conditions are governed by Italian law.

Any dispute arising from or related to these Terms and Conditions shall fall under the exclusive jurisdiction of the competent courts of Italy.
